IN THE year to September 2016, more than
127,000 new residents called Victoria home with
solid population growth recorded across the state.
While the majority of this growth was in Mel-
bourne, population increases were also record-
ed in a number of regional municipalities.
As population growth is a key driver in prop-
erty prices, these areas have also experienced
solid median house price increases over the
past five years.
The Shire of Baw Baw was home to more
than 4680 new residents in the five years to
2016 – a population increase of more than 10
per cent – with house prices rising significantly
over the same period.
The municipality’s median house price has
increased more than 23 per cent in the past five
years to $365,000, up from $295,000 in 2011.
Greater Geelong has also experienced solid
population growth in the past five years with
more than 19,500 new residents now living in
the coastal municipality. House prices in the
area have also increased over the five year pe-
riod, up 18.4 per cent to a median of $450,000
a $70,000 increase on 2011 figures.
Population and median house price growth
was also recorded in Greater Bendigo with the
regional city now home to more than 110,000
residents – 8.4 per cent more than in 2011. The
municipality’s median house price has increased
by almost 17 per cent over the same period to
$336,000. This is up from $287,500 in 2011.
Meanwhile, Moorabool Shire in the state’s
west has experienced population and house
price growth that is almost comparable. The re-
gion has experienced a 12.8 per cent increase in
population with house prices up 16.7 per cent
over the same period to a median of $406,500.
Other areas where population and median
house price growth is similar include Golden
Plains, the Surf Coast and Ballarat.
In the past five years Golden Plains’ popu-
lation has grown 12.6 per cent while house
prices in the municipality have increased 18.7
per cent over the same period to a median of
$402,500. This is up from $339,000 in 2011.
More than 3000 new residents now live in
the Surf Coast – an increase of almost 12 per
cent over the past five years – with house prices
in the area increasing 16.1 per cent to a me-
dian of $685,000. This is an increase of almost
$100,000 over a five year period.
The City of Ballarat now has a population of
just over 100,000 – 9.2 per cent more than in
2011 – with the median house price up 12.3
per cent over the past five years to $320,000.

TWO sections of McIlwaine Street, Meeniyan are
set to be renamed to reduce confusion following
South Gippsland Shire Council’s recent decision.
These sections will be renamed Hewett Street
and Livingstone Lane to assist with clarifying
McIlwaine Street was causing confusion
for the general public, transport vehicles and
emergency services with respect to the road
name and property numbers.
This was caused by the street being divided
by a section of no through road access, creat-
ing two entries from both Morgans Road and
Meeniyan Promontory Road.
Both new road names have a significant his-
torical connection to past Meeniyan community
South Gippsland Shire Mayor, Cr Ray Argen-
to said changing the street name was a good
opportunity to recognise these past community
“Changing the names of these sections of
McIlwaine Street was a high priority to ensure
travellers, in particular emergency services,
could access this location without confusion.
“However it has also been an opportunity
to recognise past active Meeniyan community
“Both names, Hewett and Livingstone, are
family names of past land owners of these areas
who contributed to the local Meeniyan commu-
nity,” Cr Argento said.
Council will now forward the proposed name
changes to the Registrar of Geographic Place
Names for final consideration and approval.
If approved, landowners will receive notifica-
tion of the change and a notice will be placed in
VICTORIAN solar households will receive bet-
ter compensation for the power they provide to
the grid from July 1 this year.
Solar households are set to receive a mini-
mum feed-in tariff rate of 11.3 cents per kilo-
watt hour compared to the current five cents
for selling excess electricity back into the grid.
Around 130,000 solar households will ben-
efit from the changes.
Solar customers on the current minimum
feed-in tariff rate will move onto the new tariff
rate as set by Victoria’s independent regulator
the Essential Services Commission (ESC).
This new tariff follows recent changes by the
State Government to the feed-in tariff legisla-
tion, to better reflect the true energy value of the
electricity supplied to the grid.
The revised minimum feed-in tariff rate fol-
lows the government’s support for the major
findings of the Essential Services Commission’s
Final Report into the Energy Value of Distribu-
tion Generation, which was tabled in Parlia-
ment in September last year.
Included in the new tariff is a payment for the
environmental and social value of energy pro-
vided to the grid.
Minister for Energy, Environment and Cli-
mate Change Lily D’Ambrosio said the new
feed-in tariff is ensuring that households with
solar panels are more fairly compensated for
the power they send back into the grid.
“The former Coalition Government reduced
the amount Victorian solar households re-
ceived to 5 cents per kilowatt hour and voted
against the bill to make this change.
“This is a great win for the 130,000 solar house-
holds all over Victoria, we promised a fairer sys-
tem and that’s exactly what we have delivered.”
